In the heart of Maremma, surrounded by countryside, forest, and sea, there is Capalbio, a small town located on the southernmost border between Tuscany and Lazio. Also close to Monte Argentario and Porto Ercole. Between these hills lies the Villa Poggio sheep, above the village of Pescia Fiorentina.

 

 

The villa is situated on the central hill of the headland with views over the surrounding valleys. Poggio sheep is a villa that offers all the comforts to spend time immersed in the pleasures of the countryside and the sea. Coming on top of the hill there is the main entrance of the Villa.  Entering on the right there is a small bar and lounge with glass doors, continuing a dining room with table and in front a large dining room adjacent to a garden view. Subsequently, you can find the kitchen  completely furnished with microwave, two ovens, a large table, dishwasher, cabinets and shelving. While entering on the left a small bathroom, then the master bedroom with views and balconies, and en suite bathroom with tub and shower. Leaving the room, on the left the TV studio and then another double bedroom with en suite shower.

 

Moving downstairs you will find two double bedrooms, one with bath and shower, the other with two single beds and a very large shower. Also downstairs you can find  the cinema room, very spacious with a large sofa and a projector 6x3 on the wall. Also on this floor you can find two service rooms with kitchen, wine cellar (with other refrigerators) and large laundry room. Going to the upper level after  fifteen steps, there is a spectacular view, which can be seen from the two double bedrooms, both with en suite bathroom with tub and shower. Between the two rooms there is a small study, with a view of all the hills below. In front of the two rooms there is a spacious terrace equipped with chairs. The whole house has a bright light parquet floor in the bedrooms and terracotta in the other rooms.

 

 

Summary: the house contains six double bedrooms, six en suite bathrooms and two rooms for staff. For a total of 900 coverd square meters. Moving outside there is a Porch, a well cured garden and a large pool area. The pool finished in blue mosaic reflects the colours of the surrounding nature. The pool is 18 x 6 meters, with a waterfall to peak, also in this area you can find a fireplace, a ceramic oven to make pizza, a kitchen and a laundry. In addition, there are outdoor showers, indoor showers and a changing room. The lounge and swimming pool comes with umbrellas and chairs with comfortable cushions. The whole house is equipped with air conditioning and heating under the floors, it also allows the luxury of turning on the cold water that flows beneath the ground in the warmer months
