ON SALE POGGIO PELATO property of 8 ha farmer’s land in Capalbio – Pescia Fiorentina (Grosseto) (South of Tuscany), near to the sea (5 Km distance).The property is easy to reach from either Rome or Florence, as it is located 130 Km North from Fiumicino Airport , and 100 Km from Siena.

At present Capalbio is one of the favourite holiday destinations for a number of international sophisticated and demanding tourists, VIPs, show business and movie stars, who can appreciate arts, nature and taste the essence of a safeguarded area. Other naturalistic destinations are the W.W.F. Natural Reserve near the lake of Burano, the sea coast and the very long beach stretching along the thick Mediterranean flora. The area has a great variety of nature and countryside, wineyards and olive groves are alternating with forests and fields. Last but not least, the wonderful masterpiece by the French-born artist Niki de Saint Phalle known as the "Tarot Garden" near the village with its 22 huge monumental sculptures inspired by the tarots.

The property is subdivided in 4 ha of olive plants with drop irrigation system; 5000 mq of garden, while, the rest is made of oak forest and sowing.

There is an artificial lake of 4000 mq provided with an irrigation system.

MAIN HOUSE and OUTBUILDING

The main house was built in 2009, according to plans and country style of the traditional farmhouse

developed over the 1950’ in the region (called Maremma), so to avoid a negative environmental impact. It enjoys a beautiful view over the inner landscape towards the hills. Less than 300 metres away there is a breeding farm (cows and horses). An ideal hunting areas which is a very popular ancient tradition in this territory

The floor at the ground-floor are paved with yellow/ivory marble grit, the one of the first floor is in oak wood. The external frames are of burglar-proof steel and the internal ones are in wood.

The house is provided with a floor hot-water-heating system, and predisposed for the installation of a gas-oil boiler, solar panels and cooling (dehumidifiers and external chiller for the engine).

The house is divided as follows:

1) underground with cellar;

2) ground-floor with one large kitchen, a big sitting room with fireplace and porch;

3) first floor with master’s bedroom with private bathroom and closet; two guest rooms, a second

bathroom and a study.

The outbuilding (extension of the main building), is connected to the main building through the ground-floor, and it is composed of a bathroom, a study, a warehouse which could be converted into a big sitting room and a ward with kitchen (pre-disposed), a room and a bathroom.

DEPENDANCE: it is fully independent and it is composed of a small sitting room with kitchen-corner, a bedroom and a bathroom.
