We at Live in It prefers to work with clients directly, in person, whenever possible. Please call us or contact us via e-mail. Once we have an idea of your requirements we will send you a list of possible properties.
Live in It wishes to reach a greater number of customers who might be interested in the estates that we offer. It has a precise strategy for doing so. Live In It:

-is part of Italian and International MLSs based on the cooperation between estate agents, such as the FIAIP (Federation of Professional Estate Agents), and Prestige-MLS (European business club of estate agents dealing with luxury properties in all the world);

-exchanges its property portfolio with the main estate agents in Rome, operating in the most prestigious neighbourhoods;

-exchanges its property portfolio with estate agents nationwide, covering the most sought-after holiday destinations;
-advertises extensively, especially on the web.

Our aim is to provide a complete service, following our clients through every step of the process.

When buying a property, we will:
-    Send you a list of possible properties for sale
-    Organise visits to the selected properties
-    Prepare written offers to be accompanied by a deposit in the form of a cheque from the prospective buyer. The cheque will be held by the agency on behalf of the client and given to the seller only once the offer has been accepted
-    Follow the buyer through the legal process of the preliminary agreement for the sale and the drawing up of the final deed under the supervision of the lawyers of both parties
-    Take care of registering the property with the municipal property tax (ICI) office
-    Take care of registering the utilities under the name of the new owner.

The agency’s mediation fee is 3 percent of the sale price plus IVA (20%) both for the buyer and for the seller.


When renting furnished or unfurnished properties for long periods, we will:
-   Send a list of possible properties for rent long term
-    Organise visits to the selected properties
-    Prepare written offers to be accompanied by a deposit in the form of a cheque from the lessor. The deposit will be held by the agency on his or her behalf and given to the owner only once the offer has been accepted
-    Prepare the rental contract
-    Read the meters measuring consumption of utilities and calculate amounts owed
-    Register the rental contract with the authorities
-    Consign to the police the required documentation for relinquishing the property.

The agency’s fee is the equivalent of one month’s rent plus IVA (20%) both for the renter and for the landlord.


When renting furnished properties short term or for vacation periods, we will:
-    Send list of proposed properties via e-mail with a selection of photographs
-    Help clients in selecting properties and in obtaining the best options according to his or her requirements (e.g. household staff, special services, etc.)
-    At the time of reserving the property, arrange for the client to send the owner a deposit equal to 30 percent of the total rental
-    At the time of consigning the property, arrange for the client to pay the balance of the total rental together with a security deposit to be returned at the end of the rental period
-    Register the rental contract if the rental period exceeds 30 days
-    Take care of the the  documentation for the police at the time of quitting the property
-    Read the meters and calculate the consumption of utilities when these are not included in the rental agreement.

The agency fee is 20%  of the rental included in the final price, unless otherwise specified.

1       Rental object and keys

(3)     The Tenant is entitled to use all equipments supplied in the apartment (e.g. washing machine, dish washer, kitchen, TV, etc) and must leave them in the same state of use they were found at the beginning of the rental period. Any note about malfunction of the above equipments must be immediately notified by the Tenant.

(4)        The Tenant receives n° sets of theapartment keys for the duration of the rental period.                
 
 
 
2          Rental period, arrival and departure
 
(1)        The rental property is let to the Tenant from____________to__________.
 
(2)        The arrival time on the arrival day is 12 pm
 
(3)        The departure time on the day of departure is 10 am.
           
At the end of the rental period the Tenant is to vacate the property and return the keys to the Owner or the Owner’s agent. Tenant must leave the property in the same condition in which it was found at the beginning of the rental period. Any additional cleaning or fixing cost incurred by the Owner may be passed on to the Tenant.
 
3          Rental price and payment methods
 
(1)                The rental price is agreed at __________for the duration of the rental period.

(3)        If the Tenant, after the signature of the Contract, is more than 7 days late in paying, the Owner is entitled to terminate the contract immediately and without notice and to let the property to someone else.
 
4          Cancellation, early termination and deposit.
 
(1)         If the Tenant, after paying the agreed amount, terminates the contract before the arrival date the payment of the apartment will not be refunded. The guarantee deposit, if already wired, will be fully refunded to the Tenant in case of cancellation.
In the event of Tenant’s cancellation, the Owner is entitled to rent the apartment to others.
 
 (2)      The tenant provides a cautionary deposit equal to euros_____, said deposit will be returned at the end of the lease after settlement of builds and compensations for any eventual damages.        
 
 
 
(3)                If the Tenant terminates his stay before the departure date for any reason, he is still obliged to pay the full rental price.
 
 
 
 
 
5     Liability and responsibilities of the Tenant.
           
(1)        The rental property including the furniture and the other contents are to be treated with care. The Tenant is held responsible for the actions of other people staying with him in the property, including any occasional visitor they might have. The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property whether caused by themselves or their accompanying guests or visitors. The tenant expressly exonerates the owner of any responsibility for direct or indirect damage caused to the property by third parties.    
 
           
 
 
6          Contract wording and clause
 
(1)     Changes and alterations to this contract are required to be in writing.
(2)     The parties agreed that any controversies regarding this present contract shall be referred to the Tribunal where the apartment is located.
